Should You DIY When Selling Your Home?

Love DIY projects? Why selling your own home isn’t one of them to add to your weekend list!

It’s a Sellers’ market! The growing temptation exists to throw a sign in the yard and wait for the offers to pile up.

Truth be told, that is what will probably happen.

Then what? You have an offer (or multiple offers!) presented to you on AAR (Arizona Association of REALTORS®) contract documents, that a licensed real estate agent has prepared to legally protect their client, not you.

Since real estate agents are educated and licensed by the state to represent their own clients in all aspects of real estate legal issues, best have your attorney (real estate attorney) review the papers to protect you and your interests. After all, this is one of the biggest financial decisions of your life, so make sure you do it right.

Recently, the National Association of REALTORS® released a statistical narrative of Home Buyers and Sellers Profiles for the last year. (2020 Profile of Home Buyers and Sellers)

  • 41% of homeowners who tried to sell their home in the last 12 months did so to avoid paying a commission or fee, thus, to net higher proceeds from their sale

The study continues to share that in 2020, homeowners who chose to sell their own home in a brisk, Sellers markets closed escrow at a 29% lower price on average then real estate agent-assisted homes sold during the same period (see chart below; statistically the percentages quoted varied less than 2% in across all price ranges and neighborhoods)

In addition, when the homeowner selling their own home knew the buyer beforehand, they lost another 11% of potential profit.

With an average 6% CoBroke commission rate in the Scottsdale market, partnering with a licensed agent is much less of a hit to most sellers’ profit line at 6%, versus attempting to market the property themselves possibly securing an average sales price of more than 29% less than real estate agent-assisted sales.
